Opportunity

After listing on Airbnb for a period of time, the property was not achieving its full revenue potential for the owners who did not have the knowledge, or the time, to devote to growing their business investment.

Actions

RevenYou were retained to review the business and undertook the following;

  • Project managed the development of a new website to better showcase the unique selling points of the property. This included the writing of all content, introducing booking engine capability and SEO optimisation for Google rankings.

  • Installation of a PMS and channel manager to manage availability and bookings for each of the three spaces.

  • Created, and implemented, a social media strategy to build awareness and demand whilst driving potential guests to book directly via the website.

  • Worked with local and national press to generate organic publicity in high-end print and digital travel magazines, newspapers and blogs.

  • Implemented a rate strategy that enabled the three spaces to be booked individually during off peak periods; and as a complete experience during periods of high demand.

  • Introduced a length of stay strategy to increase profit, whilst minimising costs, during peak periods; and maximising length of stay during low demand periods.

  • Reviewed the distribution partner channels to be more specific to a high-end luxury holiday home experience and optimised the listings.

Outcomes

  • The property is receiving a steady stream of reservations that adhere to the minimum stay requirements.

  • The owner has seen an increase in their profit returns and, upon their recommendation, RevenYou are now replicating this sales and marketing approach for the holiday homes of their friends and colleagues.
